Rob's book was very useful to me, both in helping me gain better skills in underwriting basics (stabilization time period and how unit renovations and rent bumps are modeled/phased-in as well as when to start applying rent escalator) as well as higher level topics, like partnership structures, sensitivity analyses, and judging the returns. In all of these higher level topics I learned several new topics (and calculations to add to my underwriting) and would guess that even experienced investors would pick up a few quality nuggets in these sections.

It helped us understand why certain schools felt like better matches, even if they weren’t the ones everyone talks about on social media. Most importantly, it gave us permission to stop second-guessing ourselves and to trust the process we built together. Anyone going through the modern admissions process knows it can become emotionally exhausting, with hyper-competitive acceptance rates, endless online commentary, and constant chats with ChatGPT, which tells me what I want to hear rather than the truth. If you’re a parent or student trying to navigate the college search in a thoughtful, balanced way, I can’t recommend “Dream School” enough.
